Three years ago, we built a house from change houses on our site. And today I want to tell you what its advantages and disadvantages are, so that you understand how this option suits you.
My mother-in-law's house is built on strip foundation, the house itself is made of foam blocks. So it was possible to compare both options.
The house from change houses has many advantages over the usual house, but there are also disadvantages.
1. So, the first main difference in construction is, of course, the foundation. For ordinary house you need to build a foundation. At best, whole, in extreme cases - tape, but still. That's extra time and money. If you decide to build a house from change houses, then several concrete stones can serve as a foundation, which will be supports.
Then, after building the house, you can "finish the foundation" and fill in the through holes between the supporting stones with bricks or stones. And that is not necessary. In fact, a house from change houses does not need a foundation. He needs support. This provides a lot of benefits. In addition to saving time and money, this also makes it possible to put it on difficult ground or terrain, using piles, for example.
2. But there is also a minus. Difficulties in getting water into the house. If you use the house only in the summer, these difficulties do not arise. But if you need to live in winter, then, since the house does not stand clearly on the ground, but, as it were, above the ground, then a hose or pipe introduced into the house from a well or well in the place where it comes out of the ground and enters the house turns out to be on a bare street. And accordingly, it will be necessary to do additional insulation. And the sewer drain should also have additional insulation. This needs to be thought out in advance, before construction.
3. The easiest and perfect option: this is to order a change house with delivery. But this is not possible in all places. Travel conditions required. So if your site is not located “by the road”, it will be problematic to bring a change house. But you can use an alternative way - to order the construction of a change house on the spot. In this case, all the components will be brought to you and the house will be built on the spot. That's how it happened to us.
4. The main thing that distinguishes a change house from an ordinary one is the presence of a metal frame. It has, again, pluses and minuses. The main advantages of the frame is that in the end you get a solid house. It can be lifted, lifted with a jack to substitute, for example, additional supports if they sank. Move it to another location if necessary.
It doesn't "slide" side to side. Those. the frame gives tremendous additional strength and "collection". This is especially important in places of possible seismic activity. But even here, in the SNTs near Moscow, houses settle, “walk”, as the soil moves, albeit imperceptibly, and plus, the influence of the change of seasons. After winter, the soil expands, after summer, on the contrary, it narrows. The frame also expands imperceptibly, but this does not destroy it.
5. But the frame also has disadvantages. It's that it's metal, as ridiculous as it sounds. Creates an electromagnetic field if a high-voltage electrical network passes nearby. Many people believe that this field is bad for health. I haven't noticed any negative influences, but I noticed that the compass needle shows a completely unrealistic position of the cardinal points when you put it in places next to the frame, namely, closer to the walls.
And one more minus: this is a feature of metal structures to reflect the low tones of music. Therefore, in the corners, sounds are heard from the far ends of our SNT. But this can be solved by additional interior decoration.
6. Walls. In an ordinary house, walls are built of brick, foam blocks, concrete, wood (logs or timber). In the change house, the walls are made of metal or wooden lathing, on which a profiled sheet is attached from the outside. We built on a wooden crate. It is both cheaper than metal and less magnetic fields. The main advantage of such a construction is that the profiled sheet does not crack like concrete or brick from changes in temperature and season.
Another professional sheet can always be unscrewed and screwed on another, which is difficult to do with bricks or foam blocks. Or, in general, you can remove a wall and make, for example, an additional room without destroying the whole house, but only dismantling one wall. And this will not affect the strength of the house in any way. These are the advantages of both the walls and the frame, of course.
Many of my friends bought at first one change house, and then it grew to the size of a huge house. It is also possible to attach additional cabins even after construction is completed. The profiled sheet itself has a rather beautiful appearance, now they produce models of different colors, for every taste. If you don’t like it, you can sheathe it with siding, and then it won’t be clear from the outside that the house is made of change houses.
7. Cons profiled sheet. The main minus is combined with a plus. It is that it heats up in the sun. In the summer, this is, of course, a minus. But it is solved by a sufficient number of windows. But in February this is a huge plus. The house starts to warm up on its own. And so the house needs to be heated less. The only thing is that you need to carefully choose a heater so that it is not “flammable”. We were afraid to use polystyrene precisely because it could be melted by a professional sheet heated in the sun. Although, perhaps, everything is not so scary. But we decided to play it safe and used mineral wool 10 cm thick, since we needed a winter house.
8. Another minus of the profiled sheet is that, of course, unlike brick, foam block and logs, it has neither thermal insulation nor sound insulation. Therefore, in any case, it is necessary to sheathe it with mineral wool and do interior decoration - lining, OSB, drywall or plastic.
9. Galvanized bottom. This is not included in the standard change house, but it can be ordered during its construction. But when building an ordinary house, it is more difficult to do this, because there is no frame on which this bottom will rest. In an ordinary house, a grate is made, which is poured with concrete. The main difference between concrete and a galvanized bottom is that concrete cracks, but zinc does not, and mice gnaw through concrete. The galvanized bottom is not accessible to mouse teeth. On top of the zinc, anyway, according to all the rules, the floor will be laid, with a min. Cotton wool, so this galvanized bottom will not be reflected in any way no warmer than the floor.
10. Roof. In an ordinary house, a room under a roof is always an attic, i.e. not quite a living space, but a special purpose. In the house from change houses, the upper floor does not have an attic view. There is a full-fledged floor with a roof parallel to the floor. And already on top of it an additional roof with an obtuse angle is placed to drain the rain. This gives more living real space. Usually the roof is also made of profiled sheet. In an ordinary house, the roof is one of the most expensive things. Since bulky beams are used there. And, again, due to the frame, large beams are not needed on the roof of the change house, so its cost is quite adequate to the change house itself.
11. Size restrictions. The only hard limit that will need to be observed is the size. Change houses are made in standard sizes, their height is not higher than 250 cm (and even minus the thickness of the insulation 230 cm), and the length and width are also standard. The width is also 250 cm, and the most popular length is 6 m, there are also 3 m and 9 m. But 3 m is not enough for a house, and 9 m is a non-standard length, it comes out more expensive for delivery. Accordingly, a house made of change houses is a constructor made of such blocks.
You can end up with a house of 5 m * 6 m (5 = 2.5 * 2). And this is the size of a full-fledged standard garden "Regular" houses. Well, how you “combine” and how many blocks will enter your house - it depends only on your imagination and the budget you are counting on. Those. although quite big choice how to make the size of the house, there are still limitations. When building an ordinary house, there are no such restrictions in principle.
12. Ceiling height no more than 2.5 m. Theoretically, it can be made higher, but this must be agreed with the company in advance, and accordingly there will be costs for the price. And then it will definitely have to be built on the spot. If the change house is being transported ready-made, then it definitely won’t work higher, because the height of the car when driving under, for example, bridges, should not exceed 3.5 m. But this also has advantages. Such a room is much easier to heat than with high ceilings.
13. Floors. The construction of change houses cannot exceed 3 floors, otherwise an additional reinforced frame and a real foundation are needed. And then, it will no longer be a “house from change houses”, but a full-fledged metal structure. We built a two-story house, and even with all the restrictions on the height of the ceiling, it turned out to be slightly higher than usual cottage with an attic. So the benefit of space is on the face.
14. In terms of cost, a house from change houses is more budgetary than an ordinary house. Two cars 6 * 2.5 (i.e. 6 * 5 in total) with a beautiful colored professional sheet (not galvanized), with a separate pitched roof, with two windows, with a metal door, mineral wool insulation 10 cm (winter version) on all walls, floor and ceiling, with the simplest interior decoration (linoleum, ordinary board “not lining”), will cost you from 300 to 500 thousand rubles. It's all together, including shipping.
We built 3 years ago (in 2013), and not even from 6 m blocks, but two 9 m cars, it was also complicated for us by the fact that we ordered them to be placed not next to each other, but on top of each other, because we have a small plot, and all together we got about 300 thousand rubles. Now, of course, prices have grown, but if you don’t bother with 9-meter cars and two-story buildings, but get by with 6-meter ones, then I think you can meet 300-500 thousand without any problems.
Ordinary houses, as a rule, just start with these amounts, and then, with insulation and finishing, they reach an average of a million rubles. Moreover, payments are often made in installments. For the change house, we immediately agreed on the price and wrote it down in the contract. We made a small advance payment and the rest of the amount upon delivery of the house. No surcharges were "wound up" during the construction.
15. For heating. The beauty of our change house is its tightness. Therefore, heating it is not difficult. You can install a potbelly stove, you can use gas heaters but personally I chose for heating (ceiling). In my opinion, these are the most economical electric heaters. In autumn and spring, the house is heated by approximately 1.5 kWh (30 square meters). In winter, it sometimes reaches up to 3 kW / h, if it is cold.
16. In conclusion. We ordered the construction of a house from change houses on the spot, in a month it was already absolutely ready. In my opinion, this is the most profitable of all budget options for building houses. Despite its apparent simplicity, it turns out to be quite sympathetic and functional.

If you need to insulate the building, the width of the crate is correlated with the width of the insulation. Cabin houses that will be used in the off-season (spring-autumn) are thermally insulated, most often, with hard mats and mineral wool(sufficient thickness - 10 cm). If you plan to come to the dacha in winter or, in general, use the change house as temporary housing, insulation, 10 cm thick, must be laid on the walls in 2 layers).
Finishing the outer walls of the house
In principle, the decoration of the walls of the house from the street is not limited by anything. But, most often, the walls along the crate are covered with siding - and the view is decent, and the price is low. Such garden houses of change houses look very interesting, in the decoration of which they are used - make sure that such a finishing material will decorate any home. You can also use . But in general, today there are no problems with the choice of an inexpensive facade finish, and garden house from a change house can look not just decent, but even stylish.
Heating a garden house from a change house
There are not so many options for heating such a garden house. One of them is a potbelly stove. It may not sound very good, but, in fact, modern potbelly stoves are very efficient heating structures ().
